However, large capital outlays are required for the acquisition of property and construction of factories in order to expand overseas. This has become a major barrier for SME. An overseas rental factory offers one type of solution for these companies. Using an overseas rental factory can reduce the capital needed to expand overseas. Also, since most of these factories are located in an industrial park, the company renting the factory can receive the same services as other companies located in the industrial park.In this section, we will look into the advantages of using an overseas rental factory and also introduce two companies with operations in the Thang Long Apartment Factory in Hanoi, Vietnam.[Date of interview: July 9, 2012] 【Inquiries】Thang Long Industrial ParkTel: +84-4+3881-0620E-mail: contact@tlip1.comURL: http://tlip1.comOverseas Rental FactoryThang Long Apartment Factory (below, TLAF) is a small rental factory with space to accommodate some companies. It targets small- to mid-sized manufacturing companies that are key supporting industries of Japan. TLAF opened in July 2011 in the Thang Long Industrial Park. Thang Long Industrial Park is a Japanese-owned industrial park located in the Dong Anh District north of Hanoi. The park is home to many Japanese companies and it also has well-developed infrastructure that includes power, water and telecommunications facilities. A rental factory generally consists of land and buildings, and sometimes the tenant is required to pay for infrastructure-related work such as power as well as water and sewerage connections. TLAF is fully equipped with these facilities, while each unit has a pantry and restroom. The administration building of Thang Long Industrial Park has rental meeting rooms and a Japanese restaurant, making it very convenient for users. In particular, the Japanese restaurant has become an important gathering place for the few Japanese employees of the SME in TLAF to share information among one another. SME with operations in TLAF can also receive the same services as other companies located in the Thang Long Industrial Park. For example, a monthly meeting is held involving all the companies at the industrial park. At this meeting, companies can obtain a wide range of information and also discuss in Japanese problems they face in factory operations. In this regard, TLAF has without a doubt become a strong supporter for Japanese SME expanding operations in the Hanoi area. TLAF consists of TLAF1, which was completed in March 2011 and has leased floor space of 500 m2 (total of 11 units) and TLAF2, which was completed in May 2012 and has leased floor space of 675 m2 (total of 4 units). Lease agreements for all of the units at TLAF were completed in August 2012 and currently there are no available units for rent.
